Burlington set to open in Turlock amid other retail closures
Big Lots closing
A large, yellow banner stating “CLOSING” in bold, black text was hung outside of the Turlock Big Lots store after it was revealed that it would be one of 149 locations across the nation to shut down before the end of 2024 (CHRISTOPHER CORREA/The Journal).
Nearly a year after the closure of Big Lots at 1840 Countryside Drive in Turlock, a new tenant is beginning the process of moving in.

For weeks, a sign atop the building revealed that Burlington Coat Factory will be taking over the 33,796 square-foot space, and the company revealed new details in a press release last week.

Though there has been no specific date set, Burlington Stores, Inc. expected to open doors in the fall. The new store will bring the total number of Burlington’s in California to 115 and add to the more than 1,115 stores open across the nation.

Burlington specializes in discounted apparel and accessories for men, women and children, as well as in home décor items, season decorations, pet products and toys.

The Turlock location will also help usher in a new era for the retailer, as it will have a “reimagined” store layout and introduce a new brand logo with the new moniker, “Deals. Brands. WOW!” According to the release, the updates are part of Burlington’s broader initiative to “elevate the in-store shopping experience.”

While all new Burlington locations and approximately half of the brand’s existing locations have already been converted to the new store layout and brand image, the remaining stores are expected to transition to the new format by the end of 2026.

The company also encouraged community members to visit BurlingtonStores.jobs for potential employment opportunities at the new location.

The arrival of Burlington will add to the total of national discount stores in Turlock. There are two Ross Dress for Less stores, two dd’s DISCOUNTS locations, and a T.J Maxx.

Its anticipated opening also comes as another addition to the Countryside Plaza Shopping Center, which added sneaker retailer ShoePalace in recent years.

Meanwhile, down the street, the Monte Vista Crossings Shopping Center is losing tenants.

After the closing of Joann Fabrics at 18,000 square-foot space at 2717 Countryside Drive earlier this amid the company filing for bankruptcy, Forever 21 also shut their doors at the 2693 Countryside Drive address. Forever 21 closed all of its U.S. stores, impacting around 354 leased locations as they also filed for bankruptcy.

Joann opened in 2014 while Forever 21, also estimated at 18,000 square feet, arrived as part of the final phase of the Monte Vista expansion in late 2016.

Also part of that expansion was RoomsXpress, who have announced that they will be closing in the coming weeks, though a specific date was not shared. The furniture store is in a 12,900 square-foot space at 2709 Countryside Drive. They also plan on closing their Modesto location.

All three join the former home of Rue 21 at the space at 2701 Countryside Drive — in the original Monte Vista Crossings sector — in being available for lease. Rue 21 has been closed since last spring.

As the closure of the Joann approached in March, City of Turlock Economic Development Director Anthony Sims expressed optimism with the Journal in being able to fill spaces in the shopping center, citing its location off Highway 99 with 115,00 vehicles passing by per day and the recent arrival of Home Goods at 2851 Countryside Drive, the former home of Bed, Bath and Beyond.
